cost:
$400/month + utilities (unfurnished; but if you need furniture, i do have extra, lets talk),
$550 deposit for unfurnished room, and $650 deposit for furnished room
-one months rent plus deposit due before move in
-rent is due 1 week before the first of the month
-utilities average about $150 per month, (lowest in fall and spring and highest in winter) for water, pse&g and cable tv and internet (wireless too)

rider is about 4 miles away
near the farmer's market and halo farm, big bear natural foods, laundromat, drug store, td bank, a cheap gas station, shop rite, home depot, etc.
about the room:
it is about 12’x12’
generous closet space
about the house:
3 br, large lr, 1 large bathroom, eat in kitchen, shared spaces are fully furnished (including dishes and cookware), huge yard (potential for a garden in the future…), off street parking, front and back porch, no laundry, but there is a 24 hour laundromat less than 1 mile away.
about the arrangement:
if you prefer, you should feel free to use the shared living spaces as much as you want (ie. please don’t feel like you’re just renting a room). we want you to feel comfortable sharing the house. as long as you are respectful of the house and us, feel free to have friends/classmates over. it’s not uncommon for us to clean up after you, but only if you return the favor once in a while. we’re all adults, and if you can behave like one, we’ll get along just fine.
about you:
we think the ideal housemate would be a graduate student who is busy, appreciates an inexpensive, peaceful, clean, safe place to live with fairly normal folks, and someone who is fairly normal (or at least sane) him/herself.
about us:
1 male, mid twenties in college; musician, outdoorsy, hockey player, sports fan. 1 female mid thirties works at a non-profit in philly doing real estate development; likes cooking, design, and exploring urban and natural settings alike. :d
you must:
• clean up after yourself
• pay rent and bills on time
• smoke outside
• have your own bath towels and sheets
• have your own cutting board
things to have to speed along the process:
• proof of employment/income
• id
• recent credit report (one available free per year at annualcreditreport.com)
• references (past landlords/past roommates)
some house rules (based on experience):
-pets… it depends on what type and its personality; let’s talk.
-if you have ocd or prefer a specific scenario (such as, frequency and type of cleaning) please make that known to us upfront.
-please don’t eat our food or use our products without first asking or being offered.
-please don’t put us in danger by being careless about basic security and safety (ie. people, fire hazards and door locks).
-please don’t have people in the house when you are not in the house.
-if you are bringing someone into the house (or someone has stayed overnight) please keep in mind that we are not expecting anyone but those who live in the house to be in the house; so, just give a heads up before we are surprised by them.
-overnight guests are fine. we prefer that you know them fairly well, and that they don’t become a 4th housemate.
-the walls are thin, so please consider that.
-noise: please be considerate of your fellow housemates and their sleep schedules (ie. don’t slam doors or re-arrange your closet during the hours that normal working folks sleep).
-please don’t be an alcoholic (someone who drinks is different than an alcoholic).
-violence of any kind will not be tolerated.
-parties: should be small, and made up of people you know fairly well.
-please do not move any bugs in with you and your stuff. (ie. bedbugs, roaches, fleas...)
-please keep illegal activity out of the house.
-please respect that we are trying to keep the bills low; so be mindful of lights and thermostat.
